So how do you go from being a renter to a homeowner?
I am sure you have read about the advantages of buying a house vs renting section under the renter’s page, but how exactly do you go about the process. It’s actually quite simple.

How long does it take to buy a house?
The quick answer is 35-45 days on average when you finance the purchase of the home with a mortgage lender. If you are paying cash, and yes people do buy houses with all cash, the time frame if closer to 2-3 weeks. The length of time to purchase a home is based on all parties coming together and doing their role to keep the process on track. If there are issues with the house like needed repairs or a delay from the appraiser, then the time to close on a house can be 60 days or more.
How much money do I need to buy a house?
The least amount you should have available to buy a house is $1500-$2000. This is enough to cover the earnest money, option fee, inspection and the appraisal.
Closing cost like home insurance, property taxes, title insurance, loan origination fee etc. are estimated to be 3% to 3.5% of the total loan amount. These fees are often paid in full or partially on behalf of the buyer by the seller or a homeownership programs like San Antonio housing incentive program called HIP. This is special since a lot of first time home owners do not have a lot of money to cover the closing cost.
The down payment on a house depends on the type of loan you are using to purchase the home. It will be zero down payment if using a VA loan or a USDA loan. If you are going with a FHA loan, then the down payment is 3.5% of the loan balance. For a Conventional loan the down payment can be as low as 5% when you meet the lender’s standards for a conventional mortgage.
